Plan Commission approves east side land split

PLYMOUTH – The Plan Commission Thursday approved a land division to create a 9-acre wetlands parcel on Valley Road east of Pleasant View Road.

The certified survey map was presented by Valley Elderly LLC. It splits a current 12.7-acre parcel where Libby’s House East is located.

Realtor Chuck Gibson told the commissioners that owner Wayne Wegenke of Valley Elderly is looking to sell the portion of the property where Libby’s House is located.

“The potential buyer doesn’t think he needs the swamp and wants to make the swamp go away,” Gibson said of the 9-acre outlot, almost all of which is a designated wetland.

He added that the division of the land would not impact the potential sale or sale price.

Public Works Director William Immich noted that the paved extension of Valley Road does not extend along the front of the new outlot.

Mayor Donald Pohlman added that the city continues to have an easement for a future extension of Valley Road all the way to State 67 which would not be affected by the certified survey map.

When Gibson said that Wegenke would retain ownership of the new outlot, Pohlman suggested that he contact the school district to set the area up as a nature study area for students.

The commission also approved a site plan for a maintenance addition on the west side of the Sargento plant at 1 Persnickety Place.

Tim Cross of Sargento explained that the addition would consolidate maintenance in one area and allow expansion of production lines into areas currently occupied by maintenance facilities.

He said the exterior of the 8,500-square foot addition would match the existing building and would be screened from County C to the west.

As part of the project, expected to begin in April, air handlers currently on the roof would be brought inside the addition. Commission member Bill Barbieur noted that would make the building less visible from the highway than at present.

Cross said the addition would eliminate 19 current parking places, but added Sargento has plans to add more parking on the east side of the building.
